Rental Dispute Ends With Police at Bali Villa

Balinese investigators are examining videos showing a crowd of strong-built men with sticks smashing the gates of a villa in Nusa Dua and forcing their way onto the property. The footage was filmed by a foreigner. He says he and his family had rented the property on a long-term basis.

After the police intervened, the owner of the house gave her version of events: the foreigner had never paid the promised amount, ignored official warnings, and instead began renovating the property.
On Wednesday, 10 June, at around 10:58 in the morning, a group of unknown people broke into the grounds of Dom Villa on Nusa Dua Highland Street. According to a 47-year-old Russian citizen with the initials E.D., the men broke the gate, behaved aggressively, shouted loudly, and demanded that he and his family immediately pack their belongings and leave the property, claiming that they were the real owners.
The frightened Russian man and his family locked themselves inside the house and called the police via the 110 emergency number. The attackers did not attempt to break the glass doors. A police unit arrived at the scene almost an hour later, while the unknown men with sticks were still surrounding the house.
In his report to the South Kuta police, the foreigner stressed that he was staying at the villa entirely legally, as he had already transferred a substantial amount to the owner — around 1.95 billion rupiah. 
“They were shouting in front of the villa and causing disorder. They tried to force me to come out,” local media quoted a foreigner as saying in his statement.

The police recorded psychological trauma and severe distress suffered by the complainant and his family. The case names several alleged attackers with the initials YAG, YPV (JPVH), as well as a group of men described as being of “athletic build”. 
After several days of silence, the villa owner, an Indonesian woman named Ita S.P., gave the press her version of events. She said the storming of the gate was not spontaneous, but a “last resort” after the tenants ignored three official eviction warnings, known as somasi.
It turned out that the story dates back to July 2025. 
July 2025: The Russian man, E.D., through his foreign-owned company (PMA), decides to buy the villa. He pays a deposit of 350 million rupiah. Full payment was due by 30 August 2025. The money did not arrive.
December 2025: The parties sign a preliminary sale and purchase agreement (PPJB). The Russian man is allowed to move into the villa on the condition that he pays in instalments by February 2026. The initial payment is increased to 2.55 billion rupiah. In reality, Ita receives only around 1.95 billion rupiah. The remaining amount is left unresolved, as Indonesian banks refuse to provide financing to the Russian man’s company.

February 2026: Due to legal complications, as foreigners cannot own land directly, a new agreement is signed, this time in the name of an Indonesian citizen with the initials IBMG. The deadline for full payment is moved to 30 March 2026. Once again, nothing happens — there is no money.
As a result, according to Ita, the Indonesian nominee buyer, IBMG, has already officially signed the termination of the agreement and agreed to vacate the villa.
However, the Russian man, E.D., refuses to leave, believing that because he has paid 1.9 billion rupiah, the house belongs to him. According to the owner, the situation was made worse by the fact that the expats began a major renovation of the villa without her approval.
The head of the Denpasar Police press office, Iptu I Gede Adi Saputra Jaya, confirmed that the report from the Russian citizen had been accepted and that South Kuta police were investigating allegations of property damage and threats.

“The property owner demanded that the complainant vacate the villa, but he refused, which ultimately led to damage to the entrance gate. The police are now collecting statements from both sides and reviewing CCTV footage to determine the next legal steps,” the officer commented.
The story has already reached Balinese senators, who invited the Russian family to a face-to-face meeting, promised to look into the matter, and said they would not allow any lawlessness.
